White Hawk Declaration of Covenants and Restrictions as Recorded

 

All Lots:

  1. Architectural approval required.
  2. 8/12 minimum roof pitch
  3. 30% of exterior to be masonry, brick or stone; remainder to be cedar, redwood or dryvit
  4. Sub-division standard coach light and mailbox to be installed
  5. Poured concrete five (5’) foot public sidewalk required along all street frontage
  6. Annual Association fee, presently $310.00 due January 1

 

Executive Lot Minimum Requirements:

  1. All one story residential structures shall have a minimum total useable floor area of 2,000 square feet.
  2. All two story residential structures shall have a minimum total useable floor area of 2,500 square feet.
  3. Structures not permitted: Bi-Levels, Tri-Levels, any type constructed on a slab or crawlspace.
  4. Landscaping requirements include: minimum eight (8) trees of 2-1/2” diameter and 8’ high (placing minimum of two trees in parkway); twenty eight (28) shrubs; underground sprinkler system required; front and side yards need to be sodded, rear may be seeded.
